Describes the award-winning retrofit of a 1,054,4320ft2 (97,950m2) building in California housing various government services. Addressed were overall site efficiency, outdoor air rates, employee comfort complaints and electricity bills, on a self-funding basis. Concentrates on energy savings by modernising air handling and lighting systems, chilled water production and distribution, and a new energy management control system. Illustrates the reduction in energy demand, yielding cost savings of $433,130 (28% reduction) in the electricity bills. The project is self-funding and has a payback period of 6.9 years on an approximate project cost of $4 million.
