The objectives for the current project were three-fold: (1) identify engineering data used during the commissioning process to verify the performance and proper operation of heating, ventilating, air conditioning, and refrigeration (HVAC&R) systems; (2) create a data schema suitable for use in a computer-based tool to classify the engineering data; and (3) develop methods and procedures suitable for use in both manual and computer-based systems for identifying, collecting, and transmitting equipment information and data. PECI and Marinsoft identified over 150 data points for chilled water system and over 100 data points for a variable air volume (VAV) air distribution system. The chilled water system includes chillers, primary and secondary chilled water pumps, condenser water pumps, and cooling towers. The VAV air distribution system includes supply fans and relief fans, heating and cooling coils, ductwork, terminal units, and diffusers. The engineering data identified for each system includes design data, equipment performance characteristics, sequence of operations, and equipment operating parameters. A data model was developed using the Industry Foundation Classes (IFC) to classify each data point within each system. The model for the chilled water and VAV fan systems was developed in such a way that it could serve as the basis for data models of other HVAC&R systems.
