This paper describes the application of a new combination HVAC system utilizing exhaust heat recovery in through-wall units (TWU) for a tenant office building located in Ikebukuro, Japan. The office building is a high-rise reaching 100 meters and it straddles the railway tracks at Ikebukuro station, which is one of the busiest train stations in the world. The successful integration of architectural, structural and building services systems made it possible to simultaneously solve the challenges of resilience, energy efficiency and indoor environmental quality. This HVAC system consists of central AC and perimeter TWU’s. The TWU’s can process perimeter heat by exchanging heat with an outdoor fan from an exterior grill. If the central system should fail due to any accident or disaster, the TWU’s can maintain HVAC operation by taking fresh air from perimeter vents at each unit.

During daily operation, the TWU’s can be controlled individually at the perimeter where severe thermal environments exist, making it easy to maintain comfort. In this building, the TWU’s were improved by adding the function to recover exhaust heat from room air using the compressor heat exchanger and this helped achieve a high COP operation throughout the year. For this project, the new through-wall air conditioners were designed to achieve superior comfort and air quality, where the interior breathes with not only perimeter cooling, but also fresh air intake, room air exhaust, using natural ventilation and CO2 control to contribute to achieving a healthy office environment. All of the energy-saving technologies together helped this building achieve more than 50% reduction in actual primary energy consumption as compared to a baseline building of the same size. Additionally, a post occupancy evaluation conducted in each season, revealed high satisfaction levels with the indoor environment.
